RULES & REGULATIONS FOR RESIDENTS:
- Standard lease regulations apply to all the tenancies, meaning if the tenancy is broken before the lease expiry, the tenant would need to pay the rent for the remaining months.
- Tenants must keep their rooms always clean, with regular garbage removal.
- Rooms are to be always kept tidy, with no damage to the walls or any other part of the room.
- Overnight stay of any guests is NOT allowed. First floor residents are not allowed to have male visitors in rooms, kitchens, washrooms or any part except laundry room. This restriction only applies to the first floor which is an all-girls floor.
- Kitchen and washrooms are to be kept in a hygienic manner so that cleaners can do their jobs properly.
- No loud music whatsoever, as many students work nights shifts and need good sleep during the day.
- Room keys or entrance codes cannot be shared with any non-resident.
- Please pick up any visible garbage or spill caused by you in the halls, washrooms, or kitchens.
- Strictly NO PETS allowed anywhere in the building at any time.
- No smoking or drug usage is permissible inside the building and outside near the main entrance.
- No cannabis, drugs and gambling are permissible in the building.
- A good moral behavior is expected from all tenants. These individuals will be notified and expelled if:
- They interfere with the rights of other people.
- They create nuisance or disturbance to others.
- They endanger the safety and security of other residents.
- They attack the dignity of another resident.
- They disrespect other residents, fight or use racial remarks.
- Cooking is only allowed in the kitchens.
- No painting, vandalism or entering other residents’ rooms without permission is allowed.
- There will be a cost to replace a lost key in your room. Check with the residence’s don.
- Residence management may change your room or withdraw you from the building if they find your behavior consistently disruptive.
- All complaints are to be made to the don of the residence.
- Immediately inform the don in case you develop any symptoms of COVID-19.
- Room checks will be conducted regularly to ensure the safety and hygiene of the residents of the building.
- Any pots or uncleaned dishes in the sinks will be thrown away by the cleaners as they must complete their jobs and are not there to wash your dishes.
- Be respectful of the quite hours of the residence. Quite Hours: 11:00PM - 9:00AM, Laundry Time: 9AM - 11:00 PM
- Breach of these rules may result in the cancellation of your residency in the building without a refund.
- Residents are also required to be a part of an internal WhatsApp group for effective communication and announcements with the management of the residence.
- These rules may change from time to time and being setup for the wellbeing of our residents. We wish you all a pleasant stay at the International Student Residence, Sudbury.
- Any rent deposits made as advanced, before or after tenancy are not refundable.
- Last month’s rent is also not refundable. You have to give a 30 days’ notice at the end of your tenancy and use the last month’s rent.
- After the initial lease, your next lease becomes semester to semester. That means you vacate at the end of any semester (December 31 or April 30 or August 31) not in between. Management reserves the right to claim any unpaid month’s rent in this case. We don’t have any month-to-month rental.
- When leaving, please leave the room in a clean manner, remove any garbage and leave the keys with management office or you loose the security deposit.
